  • Mandate developer contributions to local infrastructure upgrades (e.g., drainage, sidewalks, alleyways).
  • Streamline permitting for multi-unit homes that meet enhanced design and density standards.

Why we need Maximum # Units per Lot:
🧱 Builds More Homes, Faster
Higher unit caps enable quicker development of much-needed housing, helping ease Edmonton’s housing shortage without expanding sprawl.
💰 Lowers Per-Unit Cost
More units on a single lot spread land, utility, and construction costs across multiple households — making rents or prices more affordable.
🌳 Fights Urban Sprawl
Denser infill means fewer people pushed to the outskirts, protecting farmland and reducing car dependency and emissions.
🚇 Supports Transit and Local Businesses
More households = more people riding transit, walking to local shops, and justifying investment in better sidewalks, LRT stations, and parks.
🏘️ Adds Housing Without Destroying Character
With proper design guidelines (e.g. height, landscaping, parking), even 6–8 units can blend in as townhomes or stacked homes—“gentle density” that looks good and works well.
